the best way renters can survive a tense relationship with a difficult landlord, either directly or through an agent, is to arm yourself with knowledge and seek help if you need it.
most of the complaints from renters relate to problems with getting repairs done and issues with getting security deposit back
Here are some tips on how to deal with your landlord.
1.-Understand rights and responsibilities
Many tenants simply don’t know what they are entitled to or what is expected of them as tenants.
For Landlords:
the home needs to be safe, make sure tenants always have access to running water, gas and electricity.
Landlords must also maintain common áreas and keep up with repairs.
For Renters: pay their rent on time and to be clean and respectful of their neighbors.
2.-Read and understand everything
“It’s very important tenants read and understand any documentation pertaining to their tenancy, particularly the lease agreement.
If unsure about something, ask your rental agent
“If something you are asked to sign looks incomplete, like how and when you will get the security deposit back, don’t sign it. Seek advice from a real estate attourney.”
3.-Make requests in writing
Some agencies don’t accept requests for repairs, for example, via email, so it’s important to make sure you know what method they do accept.
Always keep a copy of the requests for your own records.
4.-Keep records
“Throughout your tenancy, it’s a good idea to take notes about any correspondence you have with your agent or landlord, including dates, times, what the conversation was about and the agreed outcomes,” take pictures and video.
5.-Try to keep an open, friendly dialogue
“It’s always best for agents/landlords and tenants to work together to resolve issues. If you show your agent or landlord you care for your home, they will generally be happy to negotiate and work with you to achieve the best possible outcome for all involved
