Conceived as a counterpoint to work-from-home culture, 116 Rokeby is a sustainable and modern building where design, property and construction professionals work. Designed by Carr and developed by Figurehead Group, the 11-storey structure is a design-forward building with zero carbon emissions.
Located outside of Melbourne’s CBD in the burgeoning enclave of Collingwood, the sustainable and modern building aims to connect the already thriving cultural and creative locale while offering something distinct. Joe Grasso, founder and managing director of Figurehead Group, describes the development as a direct response to the growing demand among emerging creatives.
Figurehead Group and Carr have been working together for many years and share similar passions. Developing a brief was therefore a rather seamless task. “Figurehead came to Carr with a brief of creating a commercial building with innovation, with the wellbeing of tenants at the forefront of the design outcome,” says Steven McGarry, project director at Carr.
The design approach leverages the evolution of needs in office spaces and a deep consideration of work-life integration to create a sustainable and modern building. The design is a vertical village with a cafe at the entry, premium end-of-trip and on-floor amenities throughout and a communal rooftop gathering space with a kitchen and deep areas for plantings. “The building is very much based around the concept of breathing space,” says Grasso. Zones within the building naturally “breathe” and offices are designed around people coming and going consistently throughout each workday.
Consideration for those working in the building extends beyond the usual lip service, instead directing the design towards a meaningful contribution to achieving a sustainable and modern building, targeting Climate Active carbon neutrality, a 5.5-Star NABERS rating and a Platinum WELL certification. “This building is the first carbon-neutral building in the city of Yarra and we are quite proud of that,” says Grasso.
The design embeds sustainability through a double-skin facade. Utilised as both passive and active thermal control, the two double-glazed walls act as a thermal chimney, exhausting hot air through the top and drawing cooler air up from the plenum below, with automatic sensor-controlled blinds and user-operated windows installed to optimise passive methods for temperature control and natural ventilation. This operational flexibility provides comfort and reduces loads on mechanical heating and cooling and operational costs, resulting in greater individual interaction and control of the workplace atmosphere.
The orientation of the sustainable and modern building and materiality also come into play. Fixed-angle concrete and glazing to the east and west are in direct response to the orientation of the building, maximising shading from the western and eastern sun and allowing beautiful outlooks from internal spaces. As with many Carr buildings, concrete is also used consciously due to its longevity and durability.
116 Rokeby offers a beautiful space for design, construction and property professionals to come and work without compromising on personal interactions and the needs of the environment. For those inhabiting the sustainable and modern building on a daily basis, it feels calm and relaxed – a positive environment.
