Ontario, Canada's government-mandated standard residential tenancies (Lease) agreement became law April 30, 2018. It is incredibly tenant-biased and includes 6 pages of free legal advice for tenants, largely to the detriment of landlords. This 1.5 hour video is a recording of a presentation made to a room of Ontario realtors specializing in multiresidential investment properties. Critical missing clauses include occupants who aren’t lease signatories, joint and several tenancy, PIPEDA-related permissions, death of tenant, apartment abandonment, utility accounts access permission, last month interest versus top-off and much, more more. If you don’t know Ontario’s tenancy laws, it is almost a guarantee that sooner or later you as a landlord will become a victim of it. And … you don’t know what you don’t know.
