The problem with just having pictures and no descriptions or condition comments means that the reader of the report will interpret what they are seeing, because they have nothing else to go on.
Information can then easily get lost or misinterpreted, adjudicator conclusions are less accurate and decisions on whether the tenant or you as the landlord receives any money from the deposit can be flawed. This inevitably causes disagreements and can lead to poor relations between you and the tenant.
Having both detailed descriptions and the evidence to back them up means you are less likely to have issues at the end of the tenancy. And should the deposit go to dispute, you are more likely to gain a favourable outcome if you have all the evidence to substantiate your claim.
