🔍 Understanding the importance of meeting the appraiser:
Providing Context: As the listing agent, I possess intimate knowledge of the property, including any upgrades, renovations, or unique features that might not be apparent from a simple walk-through.
Presenting Comps: While appraisers conduct their own research, my role is to present comps that support the desired purchase price. By sharing relevant comparables and explaining their significance, I ensure that the appraiser has a comprehensive understanding of the local market, recent sales trends, and why my listing got the price it did.
Highlighting Upgrades: From kitchen remodels to backyard transformations, upgrades can significantly impact a property's value. By personally showcasing these enhancements to the appraiser, I help justify the list price and differentiate the property from others in the area. Upgrades are rated by the last 5 years, 10 years, and the past 10 years are not valued much.
