Here is an update on my successful rubber tree propagation.

I used the air layering/marcotting method which is a sure way to establish roots before replanting the stem to a new pot.

This makes it possible to replant a multi branched stem, which gives you a head start to a fuller rubber tree to begin with.

Definitely a better idea than directly sticking a stem cutting to the soil without rooting. Also more successful than trying to root the stem thru water.
