So, you want to own or buy a Rental Property? Join Upper Edge Property Management where, in the next instalment of this Guide to Real Estate Wealth, Garret Wong presents a 3 part mini-series on finding and screening a good tenant.
Your rental application should include their name, address, date of birth and other vital information. This will be necessary in order for you to perform a credit check. Maybe collect the license plate and make and model of car they drive and take a picture of their driver’s license.
Include a section of where they currently working, and their past employment as well. Make sure you include some space for their human resources department or their direct supervisor’s name and phone number. Also ask the last 2 properties they rented, including their past landlord’s contact information.
And finally, include a section at the bottom of the application that essentially is a disclaimer. Something about how, by signing the application, they are allowing you to check their credit for the purposes of the rental application and allowing you to contact 3rd parties such as their landlord or employers.
