Infill Lot deals are rising in the 2021 real estate market. Here is how we structured an Infill lot development deal with Home builders.

After acquiring the land, we researched on a county’s website, the neighboring subdivision, to find the two home builders in that area. We called and emailed saying, that we control these three lots in the subdivision, and we can see that you are developing in that area. We would like to cut a deal with you, where we make 5% of the sale price of the property when you are done building it and for that you will not have to come up with any cash for the land!

The developers were jumping up and down because they don’t have to come up with any money for the land. They only have to go get construction financing, build the house, sell it and then pay us what we originally were asking, which is a pretty high profit margin on the lot anyways, plus 5% of the top line!
