We have a half bath on the main floor that is on the opposite side of the house of the main water heater, and this bad boy has been a champ for nearly 6 years. Stupid me I should have kept up with the maintenance by flushing the tank once a year and inspecting the heating element and anode rod for wear. $180 mistake. I can see the tank lasting far longer if I did so.
It is recommended that you flush the tank and remove the heating element/anode rod assembly once per calendar year to inspect, and replace as necessary. ***Bosch recommends replacing the anode rod every 2 years to stay in compliance with the warranty, but depending on where you live, your water supply may be very hard (high mineral content) to where changing out the anode rod is needed yearly. For about $13 dollars and a few minutes of time to do the maintenance it is worth it.
