Having a final walk through is fundamental before you receive your home keys. This will allow you to confirm that the repairs that were requested were indeed finalized by the seller or simply to check that the property is in the same conditions when got into contract. Although most of the times, the seller will procure to complete all the repairs and to have the home ready for your final walk through, there are seldom times when the HVAC units breaks down or the property gets vandalized. Based on these conditions, your recourse will be extending the close of escrow and request the seller to correct all defects.
