Buying a new home directly from the builder is exciting and very few are able to afford a new construction home in today’s market. Don’t let your excitement distract you from making sure you get the home on closing day as perfect as possible.
Most new home builders will schedule a BLUE TAPE WALKTHROUGH prior to closing with the buyers normally about 7 days prior to closing and this is your chance to find all the imperfections to have the builder repair or replace prior to closing day.
No builder is alike and its always best to discuss with your sales consultant who works directly for the builder if its a production new home builder like many of the big names including DR Horton, Meritage Homes, Mattamy Homes, Taylor Morrison, Kolter Homes and Lennar Homes just to name a few in our local market here in South Florida.
Its always best to reach out to a local real estate professional who has helped clients purchase directly from the builders to help guide you throughout the home buying process and make sure you are not taken advantage of by the builder.
Always remember the Builder does not work for you, they are not going to point out all the defects in the home you are buying and its your job to go through the home with a fine tooth comb to find what needs to be repaired, painted or items that might need to be replaced entirely.
