Ibejulekki or Epe?
I have had clients and prospects ask me this question one too many times recently. This was a pointer to the fact that it’s a concern to a lot of you.
I’ll do a video version tomorrow, with an in-depth explanation.
But today, let’s just quickly run through it. I’ll try to make it as brief as possible.
You should know that these locations will spin you money in the nearest future...it’s a characteristic that an emerging location is known for. So this is just to help you make an informed decision based on your purpose of purchase.
Ibejulekki:
Heavily commercialized due to the presence of the LFTZ(Lekki Free Trade Zone) that holds several businesses. There is the Dangote Refinery, Lekki Deep seaport, the proposed airport, and several factories.
Epe:
Mainly residential, would have light businesses like schools,apartment buildings, resorts/recreational centres, churches and the likes.
Ibejulekki:
Water view properties are available. Beach view, Lagoon front, ocean view and the likes.
Epe:
Epe land is dry. Mostly dry. And it will be almost impossible to get water view properties.
Ibejulekki:
Land title issues. As most of the lands being sold by real estate companies haven’t been fully excised. What happens when the excision doesn’t pull through?
Epe:
Residential lands in Epe are all Freehold lands. This means that there are no acquisitions and the C of O can be easily processed.
You can buy land with verifiable And registered survey in Epe with peace of mind.
Ibejulekki:
Likely to have crowd in the coming years due to the heavy commercialization of the location.
Epe:
It will be like the GRA of the area. From the current projections, it would be a sane, serene and cozy location to live in. As time goes on, residential land will become more expensive than in Ibejulekki.
These comparisons might be a bit not-very-clear to you now.
