An area with the potential to become the Brooklyn of Greenwich
On the westside of Greenwich is Downtown Byram. An area with industrial roots, a connection to Port Chester, NY, and untapped waterfront potential.
Although, Byram is home to some of the most desirable waterfront estates on Byram Shore and has a it’s own brand new beach and school, the neighborhood is an intersection of long standing industrial businesses, new trendy restaurants, and unassuming community staples. You have places like Catalano and Sons, a 65 year plus family Boat Business and Marina, and a couple steps away, Bar Rosinas, a foodie favorite upscale Italian restaurant. Sprinkled throughout are other modest but incredible spots like Burger, Shakes, and Fries, A tiny storefront attached to a multifamily with one of the best burgers in town. The existing amenities, industrial backdrop, and growing food scene set the stage for future growth as a destination for renters, investors, and homeowners alike.
One of its best cases for this growth is its connection to Port Chester, NY. Byram benefits from its neighbor with easy access to Port Chester’s Metro North Train, the Capitol Theater, and their diverse restaurant scene. My favorite? Just over the Bridge is Sam’s, incredible food and open until 4 AM. The biggest catalyst for Byram though is Port Chester’s Booming development and increasing number of luxury renters. It’s only a matter of time until this development spills over to its Connecticut counterpart. Byram is positioned well, complimenting Port Chester providing more homes than highrises and extremely low real estate taxes. For those luxury renters who want to get their foot in the door in to Greenwich in some capacity, Byram is typically at a lower entry point relative to the rest of town,
To accelerate this migration, Byram can utilize its untapped waterfront. The Byram River separates Byram and Portchester. On the NY side waterfront restaurants like Bar Taco and rental buildings like the Mariner provide a proof of concept for future Connecticut development. Waterfront can provide a destination for seasonal venues for outdoor activities like, live music, food pop-ups, and art markets. Greenwich lacks waterfront venues, especially ones that are family friendly. Byram could be the answer. There are a couple existing successful developments, but the tipping point is still ahead.
Byram is uniquely positioned, if it can stay true to it’s industrial backdrop, embrace it’s connection to Port Chester, NY, and tap into it’s waterfront property
to emerge as a vibrant Brooklyn like neighborhood…
