Things to include in a property inspection report:
- Property address
- Date of report
- Commissioner of the report (agent/landlord)
- Clerk name / company details
- Detailed and itemised descriptions of the property - every component of the report; doors, walls, woodwork, flooring, lighting. All furnishings and appliances with models and serial numbers should be included with detailed and accurate condition comments of each and every item or component with date and timed pictures or video evidence.
- Also include any areas included in the tenancy such as outbuildings, cupboards, bike sheds, gardens and driveways.
- Health & Safety section - this is to showcase that the property has the required number and type of smoke and carbon monoxide alarms i.e heat sensor for kitchen, smoke alarms for living areas and bedrooms, carbon monoxide alarms if there are solid burning fuel units like stoves or fireplaces.
Our top tip: the more comprehensive the report is, the better protected you are as a landlord and the more secure the tenant will feel.
