What differentiates 99% of Realtors, the "In and Out'ers" and "Hustle and Grinders" from the Top 1% "CPS3 Realtors"?
It's the buyers and sellers the CPS3 Realtors choose to work with.
You see, the "In and Out" and "Hustle and Grind" Realtors are willing to work with anybody who has the least bit of interest in buying or selling.
This includes FSBO's.
FSBO's are sellers who have openly declared that they don't like or want a Realtor.
This includes Expireds.
Expireds are sellers who generally are asking for more than their home is worth, or they're unwilling to make the improvements required for a sale.
Then there's just the entire lower 50% of the market's price point.
In that category we're not only dealing with lower commission checks, but we're also dealing with people who generally have more time than money.
This means, they are willing to WAIT until they find their perfect home at a BARGAIN price.
They are going to want to look at EVERY home on the market before making a decision. That includes homes out of their true price range.
They are going to low-ball offers.
They are going to be super insistent that ALL inspection points are addressed.
In a nutshell, they are going to make the Realtor work 4x as hard, for half the commission.
A Realtor may spend 6 months, 9 months, a full year working for this client without reward.
Instead they should be spending their time working with the Top 50% of their market's price point.
Not only does this category come with higher commission checks, but they are just more fun to work with.
Instead of having more time than money, these families have more money than time.
They don't want to waste their time "window shopping" homes.
Families in this category know what they want, and they've become accustomed to getting what they want.
That means they aren't going to lose a home because a GFI outlet doesn't work, or their is a stain on a rug.
That means if they have to pay an extra $5,000, $10,000, $25,000... to get the home they want, then they're ready to pay it.
And that's what separates the "In and Out" and "Hustle and Grind" Realtors from the Top 1% CPS3 Realtors.
CPS3 Realtors not only earn more money, but they earn it in A LOT less time.
