I have herd this place called "METHNER" and all types of bad things about the area before my visit. Frankly my expectations were quite grim. However, the reality was a quiet Suburb with some amazing water views in places. I covered most of the areas parts till I realized the area is much better than the hype. I talked to a local who explain that they had problems with pushers in the past but he used one of his "tools" to make them move out and that helped his particular street improve. Overall the locals feel its "getting better" and that the main goal of residents should be to push police presence heavily on those are have tried or are trying to live up to the "methner" reputation. Some residents did mention "the rats come out to play at night" ... suggesting that it may all appear to be quiet in the daytime but potential buyer here should be aware of the night time before picking a home. Overall, I scoped out the entire section of the CDP and it appears to "Look" normal. However, as I always say, SCOPE a place out well before moving. Looks alone can be deceiving and you wont really know till you spend some time. Nice parks with lake views, somewhat annoying slow traffic and commute.
