To find the ARV of your property, you’ll need to find 2 comparable properties. You can use Zillow, Redfin, or propstream if you dont have MLS access. You need to make sure that the properties are similar in square footage and lot size! 20% plus or minus of that should be fine! You should be looking in the same neighborhood as well as finding homes that have the same number of beds and baths or as close as possible. When finding comparables, make sure that they are no more than 6 months since they have been sold. If there isnt any, going 12 months is fine but try not to go further. From those houses, you’ll compare them to yours and get an average from them!
