How to fit downlights in flat roofs is one of the most frequently asked questions!
As a roof surveyor I've inspected so many cold flat roofs that have downlights/downlighters fitted into them badly that I've lost count. In loft conversions the height restrictions make builders and roof designers choose the cold roof option over the warm roof. Fitting downlights into a warm roof is easy as there's plenty of space between the joists, but fitting downlights into a cold roof presents lots of problems and challenges. Firstly, choosing the correct downlighter to go into the insulation of the old roof is a big challenge, and secondly, fitting the downlights into the ceiling of the cold flat roof without breaking the thermal element of the roof and the airtightness of the roof, is the next challenge. The downlight manufacturers don't help when they say that a downlight can be fitted into insulation; "insulation coverable" is the label they use. This is misleading, as it should say "only some roof insulation" as, after questioning many downlight/downlighter manufacturers, all of them gave me the same response - you cannot fit their downlighters into solid PIR insulation (polyisocyanurate) meaning Kingspan, Celotex or Recticel insulation. In this video, I give you some alternative ways of fitting downlighters into a flat roof. The only real way is to form a dropped ceiling into which to fit the downlights. However, this drops the ceiling down, and when ceiling height is restricted, it's not the option customers want to take. Wall up-lighters is an option, and some of the new thin LED lights for ceilings can also be an option. But breaking through the thermal element of a flat roof and then breaking through the Air Vapour Control Layer (AVCL) and letting warm moist air into the vented roof should be avoided at all costs. The vented void above is a cold space, and any warm moist air that gets into this space has the potential to condense on the underside of the cold roof decking. You only have to look at all my photos to see that when I remove a downlighter from a ceiling that has a cold roof above, the decking above can be severely damaged. This isn't in all cases, and I'm normally only doing roof surveys on roofs that have problems, but nevertheless, the evidence is there - bad ventilation of the void above the downlights and badly installed downlights and you could end up with a problem.
