🌟Luxury Market Update🌟: 31 contracts were signed last week for properties priced at $4M+ in Manhattan, 7 more than the previous week. Condos were the preferred choice, outselling co-ops with a ratio of 18 to 5. A noteworthy observation is that last week’s total of 31 contracts matches the number recorded same week in 2023.
🥇The #1 signed contract was the 8th Floor at 760 Madison Avenue listed at $23.5M. This new condo in the Giorgio Armani Residences spans 4,530 sq ft and includes 5 bedrooms and 5.5 baths. The living room, dining room, eat-in kitchen, and 2 bedrooms offer stunning views overlooking Madison Avenue. Notably, this is the 3rd time this year that a residence in 760 Madison Avenue has claimed the top spot. The remaining available residence in this 10-unit, 12-story condo designed by CookFox is the Penthouse priced at $32.5M for 4,216 sq.ft. The ground-floor retail space is reserved for Armani, who also plans to reside in the building once construction is completed. The average asking price for homes in this building was $5,052/sq.ft.
🥈The #2 signed contract was for Apt 14D at 211 Central Park West, a co-op known as The Beresford, which was originally listed at $22M and was reduced to $15.95M. This residence has 4 bedrooms and 4.5 bathrooms and boasts a stunning 30-ft corner living room with views of Central Park to the east and south. The formal dining room also offers breathtaking views of the Park, while 3 bedrooms and a library face south towards the Natural History Museum.
