Our clients have lived here since this house was built over 24 years ago. Back then, they had a young family and loved the location – it's on the edge of the countryside, but you're only 15-20 minutes from the city centre. The on-site nursery and playground were a lifesaver when the kids were little, and it was easy to walk the dog along the footpath to Redmires Reservoirs.
Having plenty of bedrooms was a real bonus, no more arguments about who got the bigger room! As the family grew, they extended the house with a loft conversion, adding two extra rooms. Their favourite is the TV room with the fold-out balcony – it's the perfect spot to enjoy the sunrise.
The entrance to the property is through the front door, bringing you into the hallway; there is access to all ground-floor rooms, a storage cupboard, and the downstairs WC. The lounge is spacious with plenty of room for seating, patio doors to the rear garden and a chimney breast with a gas fire within.
The kitchen/sitting room also looks onto the rear garden, it’s split into two areas, one with space for seating and doors to the rear garden. The kitchen itself is on the left side of the room, the units are in a U-shape with plenty of storage above and below the worktop. In terms of appliances, there is an oven, grill/oven, gas hob with extractor fan above, dishwasher and sink in front of the window. Next door is the utility room that has space for a washing machine and dryer, there is another sink/drainer and door to the side of the property.
At the front of the property is the dining room, which has space for a large table and chairs with doors to the side garden. The study/office has a bay window and looks onto the driveway.
On the first floor are five bedrooms, of which two have en-suites and the house bathroom. The principal bedroom is vast; it has built-in wardrobes and an en-suite with bath, shower, washbasin and WC. Bedrooms two, three and four are good doubles; bedroom two has an en-suite with a shower, WC and washbasin. Bedroom five is a good single. The house bathroom has a bath, shower, WC and washbasin.
Bedrooms six and seven are on the second floor and an additional bathroom. Bedroom six is a large double that is currently used as a cinema room with a drop-down Velux balcony that provides beautiful rooftop views. Bedroom seven is used as a gym, this is another double.
Externally, at the front of the property, there is off-street parking for multiple cars and manual up-and-over doors to the double garage. The rear garden is perfect for families, with a large lawn and surrounding flower beds. Directly outside the sitting room and kitchen is a patio, great for those summer BBQs. Down the side of the house, there is an artificial lawn and composite deck, this area is tucked away but gets the sun at the end of the day. From here there is access to the garage and front of the property.
