Hi, Bridget Gelderman with Devis R chant realtors from the beautiful Pocono Mountains, Pennsylvania. I'm here with another seller tip. There are several mistakes or misconceptions that regularly every occur in real estate and I just want to talk about those. Especially when it comes to lifting your home:

Number #1 Seller TIP: DO NOT price higher than the competition.
I know you have the nicest home on the market. It's very common thought about homework from homeowners. I caution you against overpricing your home just to see how it does. Do not do it. It will hurt you in the end by sitting on the market for too long.

Number #2 Seller TIP: DO NOT refuse reasonable offers early on.
This one is a biggie the first offer is usually the best offer. I've had homeowners turned down. The first offer only to have them home sit on the market. Another six to eight month they have to reduce it a few more time and wait for another offer. It is frustrating for all those involved and they typically end up with less in their pocket then if they initially accepted that offer number.

Number #3 Seller TIP: Put your property in the best possible condition for sale.
Selling your home is work for everybody involved. You must put in the offer as the homeowners if you want to sell that home declutter immediately. Make sure your home looks a hundred percent. Every time someone comes the Fiat and it is completely worth it. When you sell it. You will be so happy that you did it.

Number #4Seller TIP: DO NOT make your home difficult to show - Put KEYS in lockbox and leave!
Make the property easy to show, put it on a lockbox, put a key inside and then leave whenever anyone's coming to see the house. Do not be there under any circumstance when buyers are coming to see the house.


Number #5 Seller TIP: If you are not getting offers/showings, REDUCE the price of the home in a timely manner.
Just don't leave the house on the market for too long without doing a price reduction. If it's not being shown.
You're not going to get an offer so doing a price reduction. May get people to come in and see your house and then you possibly get an offer. If no one's coming to your house.
