Real estate broker Walter Borgen will give you six tips to listing and selling Vacant Land in Volusia County Florida.
- If the property is on an unimproved road check with the seller to see if the neighbors have a road maintenance agreement. If they do, get a copy of this at the time of the listing. If there isn’t a road maintenance agreement then have the seller get one prepared. You will most likely need this before closing.
- Check to see if the property is located in an incorporated or unincorporated part of the county. This will help you determine the correct zoning requirements and restrictions for the property. Then contact the municipality for details or search municode.com.
- Determine what utility services are available to the property. Many rural properties will only have well water and septic tanks available. Don’t forget to find out about electricity, high speed internet and cable.
- Ask the seller about any potential encroachments or easements on the property and if available obtain a copy of the most recent survey.
Inquire with the seller about any potential environmental issue such as wetlands or protected species that could inhabit the property such as gopher tortoises or eagle nests.
- It is not uncommon to find unpermitted structures and fences on rural property. It is best to find out about it early and make sure it is disclosed to the potential buyer.
