Buying Property in Cabo San Lucas!

Buying property in Cabo is extremely easy and I’ll get into the detail at the end of the video.

First why Cabo when there are so many other places to retire or move.

You could live in Cancun, Porta Viarta, Mexico City, Asia or Europe.

Mexico makes it very easy to set roots here, you can own 100% of a house business and even become a resident very easily.

I like Cabo because it's close to home, you can leverage your life, it's safe, and the most important thing is the weather is good all year long.

First thing is to understand the market and pricing and what is important to you?

What community is right for you? San Jose, Cabo San Lucas, Todos Santos or La Paz.

Next is to find a realtor to give you some options and set you up a portal on MLS so you can view properties.

Make sure you understand how financing works here in Mexico. There are some options on financing for pre construction, some owner financing but mostly this is a cash market.

After you narrow down your options, then the fun starts! I pick you up and we have some fun with it!

We grab some drinks, put on some music and drive around Cabo and search for the home of your dreams. Zero pressure. My job is to guide you and make sure everything looks good and that no one is going to build a house in front of your house.

If you want to airbnb the house we need to make sure that's ok.

After we find the perfect house, condo or parcel of land. I will run comps to see if the asking price is correct and then we submit an offer.

This normally consists of 10% down as earnest money sent via wire transfer to an escrow company of your choice and the following 90% will be sent in about 2 months depending on the closing date and what you agree on.

We can adjust this date further out if you need time to get funds in order or ask for a soft closing so you can move it as fast as possible.

In this scenario you would release roughly 80% of the funds and get the keys much sooner and the remaining 20% would be released at the closing date.
