Wondering why the first development permission in the construction process is called Intimation of Disapproval (IOD) and not Intimation of Approval ?!
This is because the IOD is a development permission which states that the permission is granted to the builder only if the laid down conditions are followed and complied with and if the conditions not followed then the permission stands ‘disapproved’!
Hence the legal language of IOD includes words ‘shall not’ against most compliances, which means that the permission will be disapproved if the applicant doesn’t abide by them!
Here are some examples of the IOD conditions :
➡️ The 3 meter wide paved pathway up to staircase ‘shall not be provided’
➡️ The height of the structure ‘shall not exceed’ 70 meters.
📑 IOD is the first development permission by the authority which permits the developer to initiate the process of vacating the existing structure and then demolish the same.
