What is a building permit Ontario and when do you need to get one?
In many cases, people talk about doing renovations big and small at their properties and often don't consider the extent of work that may be required in permitting process of your work.
So what is a building permit and do you really need one? A renovation permit can be applied for through your contractor or architect or you can even do it yourself. If you want to know how to apply for a building permit, you can do this through eplans or by going to the city directly.
Doing extensive renovations may require you to get a Building Permit if you are in Ontario. The building permit process does not have to be all that intimidating. There are many aspects of it that are striaght forward. However you, as a real estate investor, must ensure to budget for this process in both time and money.
So let's ask the question... when do you need a building permit? And do you need one to do some things that are relatively simple? Do I need a building permit for a deck? It's not that substantial of a build, but if its a high deck, permits are often required.
If you received a stop work order and a building inspector needs to come in to see what work you're doing, to find out that you have started without applying for a permit, you may be asked to cease all work until a permit has been applied for. There are lots of people who often neglect to do this and have to apply for a "back permit" which is essentially done after work has started which is not the correct way to proceed.
If you're doing house flipping in Canada you should become experienced with the permitting process as your work can become extensive. For house flipping in Ontario, or Toronto, you are much better off applying for permits where needed especially for Toronto building permits so you don't run into any trouble along the way.
There are smaller things that people ask, such as "do i need a building permit for a shed?" These things are highly dependent on the extent of the build you are doing. Always make sure to check with the building department and they can let you know.
