I've had this PC I built about 10 years ago using the same MB/CPU combo. Upgrades later over the years came more RAM(16GB is the max)/GPU/PSU and better cooling fans. Although most games I use the Vertical Sync option to get rid of screen tearing they are still fully playable at 30-60 FPS. With Vertical Sync Off I can get well over 60FPS into the 100s on most games I play. As for my TV my screen is only 60GHz so I'm fine playing with the vertical Sync On (TCL 4K 43in)
