One of the most important aspects of real estate investing is the tenant screening process. In this video I’m going to show you what to look for if you are serving as your own property manager and show you how to find great tenants. As your virtual real estate mentor, I’m here to share my experiences (both good and bad) so that you can build wealth and leave a legacy for your children and your children’s children (Proverbs 13:22).
If you are investing in your first property or your tenth, it is important to know how to screen a tenant. We’ll touch on the items you want to make sure you include in the rental application process, advertising methods, and even cover a bonus when showing a property to make the best use of your time. Whether or not you are local or doing out of state real estate investing, these principles will help you to build your business. Whether you have a property manager or serve as DIY landlord, it is critical to know how to screen tenants for rental property. This process is a simple but effective method of finding tenants for rental property. You won’t need to know how to read a credit report or attend an expensive landlord training either – just practice good common sense.
In this video, I’m going to break down tenant screening for landlords into simple steps
1. View tenants like an employee
2. Set criteria
- Income = 3X the rent amount
- No evictions
3. Perform a background check
- Check for evictions
- Call employers
4. Check References
- Previous landlords
- Character references
On top of that, we’ll cover WHERE to look to find great tenants
1. Newspaper
2. Yard Signs
3. Craigslist
4. Websites
5. Facebook marketplace (my personal favorite)
