What happens when tenants fail their inspection? We charge them (in the contract). About half of them then decide to move out. Am I ok about that? Yes, because they are messy buggers.
So as long as I have city centre houses, which are super in demand, I am totally OK if a tenant who is a messy bugger moves out.
It is astonishing the difference between tenant cohorts who keeps a house in bad nick compared to a tenant cohort who keeps a property in good nick.
A messy dirty tenant cohort degrades a house super fast.
So I am OK about losing tenants if they are messy buggers, as we will get better tenants in the long run.
So look for a match and you be a landlord who keeps your houses in
good condition so you can ask the same of your tenants.
