Can I come inspect my property when it's under Keyrenter's management?
This is a question that we're sometimes asked by investors and owners. The short answer to this is, yes, but only when it's vacant. There are many reasons for this, and I'll share with you a few, but also share some of the reasons why you hired us as the property management company. As an investor, yourself, and as the owner of the property who hires a property manager, you hire the property manager to be the landlord, to be the liaison. To be the one who is overseeing the property, that's working with the tenants, communicating with the tenants and documenting condition, and, essentially, acting as your agent.
Now, should you see the condition of the property throughout a tenant's tenancy? You bet. That's why we can provide you with video documentation showing the condition of the property. We show you the exterior, the interior, issues, recommendations, those sort of things, so that you can see it. Now, if an owner wants to become the landlord, they want to actually go in and meet the tenants, then it's going to be challenging for the management company. Because that landlord who meets the tenant will typically exchange contact information with the tenant, and therefore pulling the carpet from underneath the property manager.
Who, now, when the tenant says the landlord said they could pay late or they said that we would waive the late fees or different things like that, it becomes he-said she-said sort of situation. Where we don't know what is true, what was really discussed with the tenant, and we can no longer effectively manage the lease and manage the tenant, where we don't have that control anymore. Plus, you hired us to do a job so that you didn't have to do it. And so, we hope that as we're working together, that you can understand the importance of keeping that barrier and keeping that separated. So that you don't have to do what you're paying us to do, as well as able to enjoy the benefits of passive real estate investing.
