The real estate market in Colorado Springs is experiencing a significant increase in available homes. Inventory in October 2024 was up by 26.2% compared to the previous month, with around 3,496 homes for sale. Additionally, there has been a 35% rise in homes listed compared to last year, suggesting that more sellers are entering the market.

In average homes are taking about 43 days to sell, which is consistent with the previous year. Despite more homes being available, there is a disparity between the number of listings and sales, as more homes are being listed than sold.

Home prices and sale prices are experiencing moderate changes due to the larger supply. This shift might indicate a transition toward a more balanced market compared to the seller-dominated conditions seen earlier in 2024.
