There are many steps in between looking at a new home builder community to the final day of walking into the home you now own. One of the steps that you don't want to miss is the pre-drywall inspection. It is important to get a pre-drywall inspection done by an inspector that you choose. I work with several quality inspectors who do a caliber job on inspections for new home builds that I can recommend to you. The new home sales agent, the managing contractor or the builder do not tell you to get your own inspection, they'll tell you they have several inspections throughout the home building process. I have been to many pre-drywall inspections where mistakes and issues have been found by your inspector that was not found, acknowledged, or repaired by anyone working for the builder. Some are minor issues missed by the home contractors, and workers that need to be pointed out to be repaired, others are very serious issues that would cause you great heartache, stress and a significant amount of money down the road if they are not found and fixed while in the home building process. It is my job as a top-quality real estate agent to guide you through the process and verify the quality is up to your expectations.
