How To Make Offers On MLS DEALS In 2023
I'm going to share with you guys a hypothetical process on how to make offers on MLS deals in 2023, which I believe will get you better results than you might be experiencing if you're doing it different ways. First, I need you to understand that in 2023, the retail real estate in the United States ( as well as in Canada ) is trending downwards.
Submitting offers on properties that are freshly listed on the MLS is entirely different from submitting offers on seasoned properties that have been listed on the MLS for 30, 60, and 90 days. A year ago if I found a property freshly listed on the MLS that was a good price and if I offered full price for it, I could still sell at 10K or 5K above the MLS list price. Nowadays, that doesn't happen anymore. You need to at least be 25K under list price on your offer. That's assuming the property is priced well. How do we know if the property has been well priced? That's where Privy comes in. Privy runs the math for us and identifies for us houses that are underpriced. So that's for freshly listed on market properties.
For seasoned on market properties, there's a different approach. This is going to take a slightly longer conversation and even with freshly listed properties, you still have to build rapport with these listing agents.
You need to talk to them and communicate with them, and ask them what's happening with the property. For us, we already know that we know that if the propert has been sitting on the MLS for any extended period of time, it's overpriced.
