By the end of 2026, your building needs to have an Electrical Planning Report (EPR). But what exactly is an EPR, and how does it work? Don't worry, I've sifted through all the long and tedious government documents and strata bylaws to bring you the most crucial information in this video.

With the rise of EV Chargers and Electric Heat Pumps, buildings are facing significant increases in electrical demands, often leading to capacity issues.
2. Understanding Your Building's Power:
The EPR is essential for identifying your building's current electrical capacity and planning for future needs.
3. Critical Deadline:
Ensure your building’s EPR is completed by December 31st, 2026.
4. Section 90.1 of the Strata Property Act:
This section allows owners to request EV Charging approval. The strata council must decide within three months, and they can't unreasonably refuse if an EPR is available.
5. No Exemptions Allowed:
Unlike the depreciation report, you can't vote to exempt your building from obtaining an EPR.
6. Difference Between EPR and EV Ready Plan:
The EPR covers the entire electrical system, while the EV Ready Plan focuses solely on EV charging and is useful for rebate applications.
