. Everyone knows that New York City real estate is one of the most insane markets in the world. Many people who work in the city have a hard time renting a decent apartment, let alone buy anything worthwhile. That said, for the elite of the elite, New York real estate can be a huge investment opportunity, and this next home takes the cake as the most expensive NYC home of all.
Le Penthouse
A New York City penthouse that spans five floors and sits just a block from the Empire State Building is for sale for $98 million, making it the most expensive publicly listed home in the city. Called "Le Penthouse," the midtown Manhattan condo hit the market in June and has 19,000 square feet of interior space as well as about 4,500 square feet of outdoor space. "To my knowledge, 'Le Penthouse' at 172 Madison Avenue is the most expensive home for sale in the current NYC market," listing agent Raphael Sitruk of Keller Williams NYC told Business Insider. While this might be true for public listings, we can’t rule out the possibility that there are more expensive homes for sale in the city in more obscure channels or “whisper listings” that you only know about by word of mouth, but still this home is something to behold.
Location and Amenities
The first and most important feature is the location of the building. It’s literally just a block from the Empire State Building, which puts it close to Times Square and all of MidTown Manhattan. It’s one of the most desirable stretches of city in the world. Secondly, the building itself is chocked full of amenities. The 33-floor luxury tower has a full-time doorman, a gym and a spa, a 67-foot lap pool, a yoga room, a Jacuzzi, and a classical designed lounge and billiard room. The place is nice, and that’s not even beginning to mention the penthouse itself.
The Penthouse
The condo holds the top 5 floors at the top of the tower all to itself, with ceilings that reach up to 23 feet high. It has a whopping 19,000 square feet of interior space, to go along with 4,500 feet of outdoor terraces and a private roof deck. The space boasts 11 bedrooms and 14 bathrooms, so I suppose you’ll be able to have some friends over from time to time. The apartment is listed as a “whitebox” unit, meaning it’s empty of furnishings and appliances and you can design it to your liking. The wraparound private roof deck comes fully equipped with it’s own pool and hot tub, so don’t worry, you don’t have to swim laps in the private gym with the other residents.According to the listing agent, the condo's sky-high price tag is justified because of its "super-central location," the 360-degree views, and the private roof deck. "This space is unique and never seen anywhere before," listing agent Raphael Sitruk of Keller Williams NYC said. The condo is located at 172 Madison Avenue, between 33rd and 34th Streets—a roughly six-minute walk from famed restaurant Zuma, an eight-minute walk to Madison Square Park, and 11 minutes away from Grand Central. “If this is how you love to live, this is your call to action, you will love to create this one of a kind white box into a home,” the brokers add in the listing.
