Or enjoying a bonfire at night watching your kids catch fireflies in the fields, ALL, while being hundreds of yards away from your neighbors, AND no HOA telling you what to do.

Today I’m sharing some information about buying land in Nokesville Virginia, in the 20181 zip code.
First, I get a lot of calls of individuals looking for properties with land. Some small, some large. And EVERYONE wants to purchase land for as little as possible. When looking at land in the Nokesville area, again, in the 20181 zip code, the supply itself is decreasing each year. As Mark Twain put it, “Buy Land, they’re not making it anymore”. In Prince William county, we have what is called the Rural Crescent which basically is a “1 dwelling on a 10 acre” rule and it was intended to keep the land from being developed in hopes to keep it open, as a way to preserve it. With inventory decreasing we have seen prices escalate pretty decently since 2009 and with the recent pandemic and inflation, we have seen the average prices of 10 acre lots jump almost 17% (from $223,600 - $261,582) from 2019-2020, and increased almost 11.5% in 2021 (to a whopping $291,600).
With land there is a lot to consider, such as the location of the property, the shape, is it open or wooded, does it have a pond or stream, how much road frontage, what are the subdivision capabilities, and most important… does it have the most essential utility…high speed internet, especially with everyone working from home now. I even talk with individuals who want to shoot out the back of their property or even hunt; or properties with workshops for small businesses or hobbyist who want to do woodworking or metal fabricating, or those who have cars, or whatever. Something to be aware of, if you’re going to be new in the Nokesville area or new to the country side, you’re going to be using a septic system, which means your sewage will be drained out of your home to a system and eventually pumped or drained out to a field on your property. What you need to make sure to do is to have a soil scientist perform a perc test to determine how well the soils are for a septic system and if they can apply and file an AOSE letter with the county, that should help be confident that you have a buildable lot, that will sustain a suitable septic system.
I love land both small and large parcels, but if you are looking to purchase land, I’ll tell you exactly what I tell my clients. Be open to the option of, instead land, buying a home already on land for a couple of reasons. 1) It broadens the search as they may be able to have a chance of a better parcel, 2) it is move in ready and you wouldn’t have to go through the building process, which in today’s environment can take 10 months to a year, 3) you may find a better location logistically.
The big question which a lot of people are wondering is, where are prices going in 2022?
I can see right now where prices for 10 acre lots are increasing to range from $300,000 to $340,000, and there have been a number of premium lots selling for much more, even in the $400,000 range.
Look, the key to success is getting in the “in and the know”, of the properties that are coming on the market and I have helped a number of individuals with selling and purchasing properties, both land and homes, in this area.
