Lauren Hooper (General Manager of University Club Apartments): Hi, I'm Lauren Hooper. I'm the General Manager of University Club Apartments in Gainesville, Florida. Um, we are a small student-housing community that offers 4 bedroom, 4 bathroom units.
Pete Zimek (President & Founder, Swamp Rentals): During a service visit to Lauren's property last summer, we noticed that her traffic with head had fallen behind the previous year. When we dug into it, we realized her two biggest assets as a property were that she has a phenomenal staff and amazing resident life activities.
Lauren Hooper: The challenge is how do we get prospects to know that we offer a great resident's life? You can't just put it on a flyer and people are going to believe it one hundred percent. They have to see it for themselves.
Pete Zimek: So how did we solve the problem? We did two special things for Lauren. First, we put together a resident life tab. Basically, this is a customized page that lives on her listing that documents all the amazing activities and events that she's held in the past.
Lauren Hooper: The first step that we took was adding a resident's life tab to our Swamp Rentals page. And in doing that we allowed people to see the events that we had. Not only descriptions of what they were, but what the turnout was like and how it was a benefit for our residents.
Pete Zimek: The next thing we did for Lauren was go out and shoot what we call a virtual visit, which is our take on a virtual tour. We sent out a professional film crew. We interviewed Lauren to learn about her community and what it's like to live there. We also sent that film crew on a tour of her community.
Lauren Hooper: When we first saw the video we really were blown away! It was very professional, very friendly and we knew that it was going to be something that was eye-catching not only for students, but for parents when they are looking for housing. And as soon as we got the listing up we started to see a ton of traffic to the property. Not only did it help us to get people in, but to actually close on getting those people to sign leases by sending their parents, you know, video tours so that they could come in and immediately sign.
Pete Zimek: So what did this accomplish? We're happy to report the University Club reached their goal of one hundred percent occupancy. And of course, we're going to continue to work with Lauren to ensure that this success continues into the future.
