Nashville, Tenn---- With a computer and $35 you can stay in a room at Michele Flynn's home.
"We open our homes to people all over the world," said Flynn. "We do actually provide people coffee a little baked goods I make in the morning."
The food may not be part of the deal much longer though.
Under proposed regulations for short term rentals like Airbnb Flynn uses, cooking is prohibited.
Hosts would have to register and collect tourism taxes along with follow restrictions like no more than 3 bedrooms per home and no more than 2 adults per bedroom.
Flynn isn't a fan of the proposal.
"These rules are ridiculous. It really what it does it will increase our costs we'll have to increase our fee and it makes it more difficult for people to stay," said Flynn.
Metro Council Member Burkley Allen proposed the regulations to protect neighbors and to collect money.
It's estimated the short term vacation rentals would generate some $2 million in tax money for Nashville alone.
"As far as I'm concerned any money that comes into the budget and raises our tax base gives us more money is ultimately more sidewalks," said Allen.
Allen is still ironing out some of the details before presenting the plan to Metro Council for approval.
That's one reason why she called a public hearing Monday night.
The packed crowd included Airbnb hosts who were worried about the tax collection and the regulations.
There were also regular Bed and Breakfast owners like Ellen Warshaw who complained about unfair treatment.
Regular B and Bs have to follow stronger regulations, including parking requirements, than the proposed rules for Airbnb hosts.
"That's nice they don't have to provide a parking lot or anything," said Warshaw.
Flynn just hopes whatever new rules are created they don't take away the hospitality she loves about inviting people she doesn't know to stay in her home.
"I mean who would stay in my home and I wouldn't offer them something to eat," said Flynn.
