Daniel Young: So for all the investors out there, for me personally, I've used quite a lot of real estate agents and quite a lot of property managers. What do you think makes a good property manager and what are the qualities that if anyone is looking for the right property manager that they should look for?

Nicole Keene: Definitely ask them, ask them, obviously, how long they've been doing it for, what they actually do? It's a different story when a property manager turns around and says, "Oh, I'll do this and I'll do that" and do they actually do it? A lot of them and a few properties that I've seen in the last couple of weeks with big problems obviously the property managers aren't doing what they promised. But you've got to make sure that your inspections are done. It's also important that the property manager can get along with the tenants as well. You can't catch fleas with vinegar, you need to be nice. A lot of them, there are some agents out there that are just, "It's a tenant. Pay me my rent." They can be quite rude. I've had some upset tenants lately because they haven't liked that agency they're with. I take pride in that a lot of my tenants- I've had one recently whose job situation changed, had to move out of her unit. This is a tenant that was absolutely devastated that she had to go and look for another property through another agency because she just didn't want to leave. So I think that making sure that the property managers are actually putting their money where their mouth is and actually doing what they promised you to do. It's very important that they are checking the rents. If your tenant stops paying rent you've got to action that straight away. An action that straight away that hopefully, I hope you all have landlord's insurance. You're paying for that every year, the property manager doesn't do their job properly the insurance policy isn't worth the paper it's written on.
