Here’s a big secret your mortgage company doesn’t want you to know!
If you put less than 20% down when you purchased your home, chances are you’re paying private mortgage insurance or PMI as part of your payment. PMI is usually required until you reach an 80/20 loan to value ratio and can cost you hundreds of dollars every month.
Did you know you can call and request that it be dropped early if you believe your home has gained enough value? In a hot market like ours, if you’ve owned your home for even just a year chances are you have already gained enough value.
All you need to do is call and request that it be dropped. Sometimes they require an appraisal but a lot of times they will allow you to send in comparables justifying the new value. You can call me anytime to provide you with the comps.
Fannie and Freddie guidelines state that you have to have owned your home for at least two years, but services aren’t required to stick to that and each has their own set of rules. All you need to do is call and find out. If you have owned your home for more than two years then what are you waiting for? Call and get that sh*t removed! The only caveat is that you have to be up to date on all your payments.
