WPC is one of the largest REITs in the USA, based in New York and operating since 1973.
All of the "good dividend stock" boxes are ticked in my opinion, W.P Carey has low debt relative to most big companies (50% debt to assets ratio) , it has a healthy 30-37% profit margin for the year, a nice juicy 5% dividend yield and pays a dividend 4 times per year. The most recent dividend i received was for $0.89 per share.

WPC also has a strong dividend history of raised & consistent payments and the long term graph is also very promising regarding growth.
