Be careful when preparing special conditions for a residential lease, that you ensure that you are not contradicting the terms contained in the statutory lease document.  Special conditions are meant to specify only those issues specific to that property, such as if the property has a swimming pool, then the special conditions will specific the responsibility for the cleaning and maintenance of the pool; or detailing who is responsible for the maintenance of the gardens; or issues specific to pets and the number of pets.
