Even though the market has gotten less crazy, you are not the only fish in the sea. We are in a period of years where there are many millennial homebuyers in the housing market, and you can expect that homes that are priced well and looking good will still be popular.
Having a good strategy, when you go out to shop for your home is imperative. Coordinate with your real estate agent on your goals, including the type of home you want, the budget you were comfortable with, and the timeline in which you hope to find a property.
I always encourage my clients to come look at a lot of homes with me. I think 10 is a good goal to shoot for. We do this before we get serious about making offers. The reason is that it's important for you to learn the market and find out how far your money will go in different locations and property types. The better you know your market, the better we will be able to negotiate on the home that you eventually find. I just helped a client buy a $400,000 condo and we were able to get $10,000 off the price, because we knew the market.
Bring your lender into the discussion early so you can find out how much you qualify for, how much cash you will need to bring to the table, and how much impact changes in interest rates or your purchase price will have on your monthly payment.
Last but not least, remember to have a great time when you're out shopping for a home this is a major milestone, and takes a lot of emotional energy and creativity. Celebrate the journey and make it an adventure you'll remember forever.
