During the short sale transaction, one of the most important times is when we receive an approval letter from the bank. This letter spells out the terms and conditions the bank is willing to accept and to proceed forward with as it relates to the transaction. The is probably the most powerful and important document during the entire short sale. Knowing how to read the approval letter and making sure all the number tie together (making sure that the amount we are asking for, the commissions, concessions, prorations, and closing costs are accounted for) is a real art. The other thing that needs to be on the approval letter is clearly stated difficiency release language.
