👉🏼 Most homes for sale in the San Francisco Bay Area provide pre-sale inspections in their disclosure packages which include the termite inspection report, also sometimes referred to as a wood destroying pest and organism inspection report. These reports include section 1 items and section 2 items. What is the difference between these two and what does it mean to you as a potential homebuyer?

Section 1 items are those items that need to be addressed right away, such as; an active termite infestation, dry rot and water damaged wood, and other similar issues. These are problems that exist right now with the property.

Section 2 items are issues that if not addressed, could turn into section items. For example; a loose not properly sealed toilet base where water could potentially leak through to the sub-flooring and cause dry rot to occur over time.

Both Section 1 and Section 2 items will usually have a price attached to them in the report because the termite inspection company will also do the work required to alleviate the problem.
