Planning Applications on Commercial to Residential Developments can be complex, detailed, and time consuming.
You may need to consider having professional reports carried out for various aspects of planning, including Highways, Contamination, Drainage, Flood Risk, Parking, Bike and Bin Stores, Landscaping, and Fenestration.
On our site in this video, we had at least 3, maybe 4 separate planning applications, and the detail that went into those was incredible!
Here are my top four tips to get it right with your site planning!
TIP ONE - Always start with a dedicated planning consultant. Don't rely on an architect for a big site, as some of the smaller planning details can trip them up.
TIP TWO - You should probably budget between 10-13% of your overall construction budget on planning consultants.
TIP THREE: Ensure great communication with the local council throughout the entire process. This will help if dealing with possible objections.
TIP FOUR: Consider a pre-application to the council, to test the likelihood of full plans being accepted. To set expectations here - They WILL reply with caveats!
Ultimately, the more prepared you can be, the better.
