“Building Permit filing for Commercial Tenant Spaces”
Business owners beware..! Commercial tenant spaces require building permits. If you’re about to move your business into a new commercial space, be sure to file for the proper building permit first..! This is required even if you’re just taking over a tenant space for your business without making any interior alterations. You must register your business in that space with the local building department in order to avoid receiving a violation from your local Code Enforcement Officer.

Here’s (4) items you will need to file for your Permit:
1) Request a Property Survey from your Landlord
2) Obtain a copy of the C.O. for the building space (C.O. is a Certificate of Occupancy)
3) Copy of your Lease
4) Get your Landlord’s signature on the Building Permit application. This will be required for you to register your new business in the space. If you do any interior alterations to the space, then you need to file a plan and permit app to the BD. To change the sign that identifies your business, you need to file for a sign permit.
Make no mistake, if you ignore these requirements, you’ll likely get a visit from your local CE Officer who will issue you a “Notice of Violation” (NOV) for occupying the space without proper permits. If the NOV is ignored, you will receive a court summons..!
The costs tend to escalate from there.
Beware: your landlord wants you to move into the space, often without Proper Permits…but YOU will be liable..!
Request these documents from your Landlord while you still have leverage, before you start paying rent..! You cannot file for a building permit without them. You are the party that will be held responsible if you move into the building without filing for the appropriate permit.
