Let’s imagine you are a tenant in Dubai and you have an issue with the refund of your security deposit.
What comes up to your mind when you here that you need to go to the court to open a case against your landlord?
It’s expensive.
It takes ages to solve it.
It’s not straight forward.
I don’t know what to do.
And very often these things stops you from protecting your rights.
I’ve been involved in several cases throughout the years. And I actually never lost a case.
With my latest experience, I was really surprised at how the system has evolved:
- I've got my judgment in a few hours on the same day.
- Instead of paying 3000 AED (3,5%), I paid only around 500 AED.

Required documents:
Passport copy (tenant/landlord)
Original contract.
Copy of Ejary.
Copy of final Dewa bill
Preferably to have proof that you gave back the keys and the cards (handover document).
Copy of the email that you need to send:
It's in Arabic, so you will not need to translate it, just change the amount (from 5000 to whatever you need to receive).

You will need to pay court fees, but they will be refunded to you if you win the case.
To file a case it will cost you around 500-600 AED (can be refunded).
