Metal roofs are alive - especially here in Colorado! Constant temperature swings and wind uplift will cause a commercial building's metal roof to shift, expand, and contract. If you compound that movement over the course of many years, gaskets and sealants will eventually wear-out.
Premium-grade roof coatings are a great solution to hit the "reset button" on a roof's lifespan. But, these roof coatings can take the same abuse. Case in point, preparation is key and an experienced roofing contractor will be a critical component in the quality of roof coating you receive.
In this video, Bobby explains the importance of treating seams and fasteners with a three course application prior to applying the roof coating and correcting imperfections that could otherwise lead to roof leaks if not remedied.
The three course applications is a process of sandwiching a mesh stripping detail between two layers of seam-sealant over rooftop seams. This will ensure the metal roof coating survives the abuse is takes from the top and the bottom. The process seems simple enough but the mesh must be completely embedded in the coating and some roofs have miles (literally) of seems. Thus, quality control is paramount.
