My property came with a tenant already in place and paying rent for the last 5 years. So I thought rental real estate is a piece of cake, housing market is still rolling strong, the fed is cranking up interest rates so more renters are looking for a place to live and even though there is a housing market crash on the horizon, I thought everything was perfect until my tenant didnt pay his rent. Rental real estate can be a recession proof business if you get good tenants, but you need to evict the bad tenants fast, biggerpockets makes it seem like a cake walk, but there is more moving parts to this passive income than people realize.
