Real Men of Real Estate Radio Host Thomas Chappell Jr. interviews Todd Bayer on KCAA Radio
In 2005, Todd was on his way to becoming a financial planner when he had a phone call with his Mother about the state of her business. She was a real estate appraiser and was so busy doing appraisals for all the people buying new homes and refinancing their old mortgages; she was turning away 7 additional appraisal assignments a week! At that time, an appraisal would cost on average $350. Todd, seeing an opportunity, asked if he could help out by doing everything else related to her business while she focused solely on the appraisal work so she could pick up a few additional appraisal assignments a week. Todd's Mom also saw an opportunity to take on a few appraiser trainees to handle the additional load of more appraisal assignments. Fast forward a year and Todd had learned quite a bit about real estate and wanted to buy a house to flip. He bought a program on buying foreclosures at the public auctions and began immediately looking for a house to buy. Going every day to the auction with cashier's checks in hand, it took him 6 months to finally win a bid to buy a house. Todd was able to flip the house in January of 2007 -- just in time before the local real estate market crashed. As prices began to drop, Todd noticed the rents weren't dropping while house prices were, so in December 2007, he bought his first rental property. He continued buying rental properties until 2011 when he was presented with an opportunity to start a hard money lending company with an associate of his. In 2013, after successfully running that hard money lending company, Todd started his own hard money lending company. In 2014, Todd and his business partner, Stephen McKee, started the Inland Empire Real Estate Investment Club which quickly became Southern California's top real estate investment club. Stephen and Todd also continued flipping properties. Now, Todd and Stephen are primarily focused on their latest venture, Back Porch Homes, a pre-fab ADU & Tiny Home manufacturer.
